Heated floors are the most popular GTA bathroom upgrade and our most-requested premium add-on. They cost $1,500–$3,500 to install in a typical bathroom (electric in-floor heating mat under tile).

Why GTA homeowners love them: warm tile in winter is genuinely life-changing in a Canadian climate. The system runs $50–$120/year in electricity for typical use (controlled by programmable thermostat).

When to install: only during tile replacement, since the mat goes under the tile. If you're keeping existing floor, save the upgrade for next time.

Brands to know: Schluter Ditra-Heat, NuHeat, Warmup. All compatible with WiFi thermostats.

Drop-in tubs: $500–$1,500 for the tub itself. Built into a tile or stone deck/surround. Most common and value-friendly.

Alcove tubs (3-walls): $300–$1,200. Standard tub/shower combo style.

Freestanding tubs: $1,500–$6,000 for mid-range (BainUltra, Maax, Mirolin Canadian-made), $6,000–$15,000+ for designer (Wetstyle, Victoria + Albert, Kohler). Installation also costs more because of floor-mounted plumbing and the need for a clear floor space.

Air jet vs soaker: Soaker tubs are simpler. Air jet tubs add $1,500–$4,000 to the tub cost plus extra electrical for the blower. Excellent for master suites where you actually use the tub.

Real talk: most GTA homeowners use their tub less than they think. If you bathe rarely, skip the tub entirely and put the budget into the shower.

Most GTA municipalities (Toronto, Vaughan, Markham, Mississauga, Brampton, Oakville) require permits when:

• Plumbing is relocated (moving toilet, shower, or tub to different location)
• Electrical work adds new circuits or moves panels
• Walls are moved or removed
• Major structural work occurs

You do NOT need permits for: replacing fixtures in same location (toilet, sink, shower head), tile replacement, painting, vanity swap in same spot.

Permits run $200–$1,000. Your contractor handles applications. Pre-1990 homes may require asbestos testing before demolition ($300-$800 for testing, $1,500-$5,000 for abatement if positive).

Ceramic tile: $3–$10/sqft. Affordable, easy to install, less dense. Good for walls, less ideal for floors in wet areas.

Porcelain tile: $8–$25/sqft for standard, $25–$60/sqft for large-format premium. Denser, more water-resistant, ideal for floors and shower walls. Large-format (24"×48"+) is the GTA trend.

Natural stone (marble, slate, travertine): $15–$80/sqft. Stunning but requires sealing, can stain or etch. Best for low-traffic accent walls and luxury master baths.

Premium designer tile: $40–$150+/sqft. Hand-cut, mosaic, or imported designs. Often used as accents (shower niche, feature wall).

Installation labour: typically 60-80% of total tile cost. Complex patterns (herringbone, mosaic) add 25-50% to labour.

Powder room refresh ($5K): 90-110% ROI — most affordable visible upgrade. Massive impact on buyer first-impression.

Strategic moves for resale: refresh the worst-looking bathroom rather than redoing the best one. Buyers tour ALL bathrooms; one dated one will price-anchor the whole home.

Adding a powder room where there isn't one (e.g., main floor) adds 5-10% to your home's value in most GTA neighbourhoods.

Smart toilets: Toto Washlet seats are the easiest upgrade ($800-$2,000 for the seat, fits most toilets). Full smart toilets (Toto Neorest, Kohler Numi) run $4,000-$10,000+. Heated seats, bidet wash, auto-flush, deodorizer. Most-loved bathroom upgrade once people try them.

Steam showers: $4,000-$10,000 to add to a tile shower. Requires sealed shower enclosure (full glass to ceiling), tile-rated steam generator (Mr. Steam, ThermaSol), and 220V electrical. Excellent for muscle recovery and respiratory health.

Heated towel racks: $400-$1,500 installed. Mid-tier upgrade. The towel never gets musty. Brands: Myson, Mr. Steam, Vogue.

Smart mirrors: $800-$3,000. LED-backlit with anti-fog, some with Bluetooth speakers, ambient lighting, weather displays. Worth it for daily use.

Typical GTA bathroom reno timelines:

Powder room (any scope): 5–14 days
Standard 3-piece cosmetic refresh: 1–2 weeks
Standard 3-piece mid-level reno: 3–5 weeks
Standard 3-piece full gut: 5–7 weeks
Master ensuite full gut: 7–10 weeks
Luxury spa master: 10–18 weeks

Plan ahead for backup bathroom access during the work. If it's your only bathroom, your GC can stage work so the toilet and at least handwashing are usable most days, but plan for 3–7 days of full closure during demolition and final tile/installation.

Tile lead times are the biggest schedule risk — premium and imported tiles often have 6-12 week lead times. Order before demolition starts.
