Full custom (local cabinetmakers): $30K–$80K+. Built to exact specs, any material, any finish, perfect fit for unique spaces. Best for large or unusual layouts.

European imports (Boffi, Poliform, Pedini): $80K–$300K+. Designer statement kitchens. Long lead times (12-20 weeks shipping).

Quartz (Caesarstone, Silestone, Cambria): $80–$150/sqft installed. Engineered stone with consistent pattern, non-porous, never needs sealing. Best for daily use. Most popular GTA choice.

Granite: $70–$140/sqft installed. Natural stone with unique veining. Needs annual sealing. Heat-resistant. Classic look.

Marble (Carrara, Calacatta): $100–$300/sqft installed. Stunning veining, soft surface that scratches/etches with acidic foods. Best for low-traffic kitchens or where the patina is desired.

Premium options: Quartzite ($150–$280/sqft) is harder than granite with marble-like veining. Dekton, Neolith ($120–$220/sqft) are ultra-compact surfaces resistant to UV and scratches. Soapstone ($150–$250/sqft) is timeless but soft.

Most GTA municipalities (Toronto, Vaughan, Markham, Mississauga, Brampton, Oakville) require permits when:

• Walls are moved, removed, or added
• Plumbing is relocated to new locations (not just fixture swaps)
• Electrical work involves new circuits, panel changes, or rough-ins
• Structural changes (beam installation, load-bearing walls)
• Adding/relocating gas lines

You do NOT need permits for: replacing cabinets in the same footprint, replacing countertops, replacing existing fixtures, painting, or new flooring.

Permit costs run $200–$1,500 depending on scope. Your contractor handles applications. Skipping permits creates problems at resale and voids insurance.

GTA kitchen renovation ROI by tier (based on 2024-26 GTA resale data):

Cosmetic refresh ($20K): 80–100% ROI — best value-for-money. Buyers see a "new kitchen" without knowing it's just refreshed.
Mid-level reno ($60K): 65–85% ROI. Adds genuine value but doesn't return 1:1 unless your home is already in a higher price bracket.
Full reno ($120K): 50–70% ROI. Only makes sense if the kitchen was dramatically dated or layout was poor.
Luxury build ($250K+): 30–60% ROI unless you're in a $3M+ home where luxury kitchens are expected.

Best ROI strategy: cosmetic refresh in median homes, mid-level in $1.5M-2.5M homes, full reno only in higher-end properties or for personal enjoyment.

Almost all GTA reno quotes exclude appliances because buyers want to choose their own. Appliances are added at install (you pay supplier directly, contractor coordinates delivery and rough-in).

Typical appliance package costs (CAD):

Builder grade: $3,000–$8,000 (Whirlpool, Frigidaire — fridge, stove, dishwasher, microwave/hood)
Mid-range: $10,000–$20,000 (KitchenAid, Bosch, GE Café — adds quality, panel-ready options)
Premium: $25,000–$60,000 (Sub-Zero, Wolf, Miele — integrated panels, professional ranges)
Ultra-luxury: $60,000–$150,000+ (La Cornue, Gaggenau, Lacanche — designer ranges, custom integration)

Boxing Day and summer (May-June) are typically the best appliance shopping windows. Your contractor will time the order to align with your install date.

Top red flags for kitchen reno contracts:

• No detailed scope of work: contract should list every material, brand, model number, and dimension.
• Lowest quote by 30%+: usually means missing scope items that become "change orders" later.
• Large deposit upfront: 10-15% is standard. 30%+ is risky. Never pay more than 50% before installation begins.
• No WSIB clearance certificate: if a worker gets hurt without coverage, you can be liable.
• No written change order policy: all changes must be documented and signed before work proceeds.
• Cash-only deals: means no HST receipts, no warranty, no recourse.
